Since co-founding Horizon Realty Advisors (HRA) with Tim Smith and Mike Strand in 2001, Greg has shaped Horizon’s trajectory on a journey of excellence. In collaboration with the other co-founders, Greg has directed the management company and all departments including asset management, marketing, accounting, training, and IT. His steadfast commitment and passion are the foundation of HRA’s operations, creating a launchpad for success for residents, employees, and investors.

Before co-founding HRA, Greg's path was paved with significant achievements at Pinnacle Realty Management, where he began as a multi-site property manager and quickly ascended to the role of Executive VP, managing 25,000 units throughout Washington and Oregon, and overseeing the branch office located in Portland, OR. Greg later became the West Coast Director of Operations where his responsibilities included overseeing a 40,000+ unit portfolio throughout Washington, Oregon, California, Nevada, and Arizona.

Greg graduated from Washington State University (WSU) with a Bachelor of Business Administration, majoring in Business Marketing, while also making his mark as an athlete on the WSU men’s golf team and serving as captain of the University’s men’s soccer team. Greg remains heavily involved with his alma mater as a fervent advocate, benefactor, and fundraiser for the Cougar Athletic Fund and a passionate fan of the Washington State Cougar Football team.

Residing in Gig Harbor alongside his wife, Greg has nurtured a family of two daughters and now embraces the cherished role of a doting grandfather.

Tim joined forces with Greg Beckel and Mike Strand in 2001 to co-found Horizon Realty Advisors (HRA). Since then, Tim has provided comprehensive guidance across all HRA departments, fostering strategic growth in the acquisition and development departments especially. Tim has been instrumental in the supervision of several successful renovation and repositioning projects within HRA’s portfolio.

Before co-founding HRA, Tim led CPI, Inc., a boutique brokerage in Seattle focused on apartment transactions. He also directed acquisitions at American Property Consultants, Inc., originating and facilitating property acquisitions in the Seattle metropolitan area. Tim's academic foundation includes a Bachelor of Science from the University of Utah, where he majored in Computer Science Engineering and minored in Business Finance.

Mike is one of the three founding partners of Horizon Realty Advisors (HRA) and boasts over 35 years of real estate expertise. Mike's involvement at HRA spans every facet of the business, with a focus on the asset management team, including significant contributions to pivotal capital initiatives such as refinances and major projects. In addition, Mike is an integral part of HRA’s internal investment committee.

Mike received a Bachelor of Arts from the University of Puget Sound (UPS) with a major in Accounting and a minor in Economics.

Rob marshall

managing partner - producer

Rob Marshall is a partner with Horizon Realty Advisors (HRA) based in Seattle, Washington. Rob has over 30 years of real estate expertise, including extensive experience in property management and commercial mortgage banking. In 2006, he joined HRA as Vice President of Acquisitions and became a partner with the company in 2012. Rob has helped HRA develop significant relationships with the country’s leading student housing brokers, which have led to many exciting growth opportunities. With the help of these relationships, HRA has become one of the largest private owner-operators of student housing in the country and is continuing to grow its conventional market-rate apartments business. These acquisitions have helped grow HRA’s Assets Under Management (AUM) to over $2.75 billion.

Prior to joining HRA, Rob founded his own mortgage brokerage firm in 2001, Elliot Bay Commercial Mortgage, where he originated and closed over $400M in acquisitions for HRA. Prior to that, Rob worked for GMAC Commercial Mortgage and GE Capital.

Rob received his Bachelor of Business Administration from Seattle Pacific University (SPU) with a major in Business Marketing. Rob was also a scholarship athlete on the SPU Men’s basketball team and still owns the school’s all-time assists record. Rob and his wife, Sandy, support numerous charities and organizations including Hilinski’s Hope, Northwest Hope and Healing, and scholarships to both Olympia High School and South Whidbey High School.

Loren joined Horizon early in 2004, and after climbing the ranks, now serves as the firm's fifth Partner and Chief Operating Officer. In this role, he oversees the management company's day-to-day operations. Loren prides himself on unlocking potential through service-style management and investing in people over process. He played a key role in enhancing Horizon's Pledge of Excellence, which has become the foundation for the company's operating platform. Loren takes a data-driven approach to property operations supported by years of on-site experience. This allows for rapid decision-making and provides a nimble platform for Horizon to quickly iterate as emerging technologies are tested and adopted.
Loren received his Bachelor of Science degree from the University of Utah with a major in Finance. He also dedicated two years to a religious mission in Northwest Mexico and completed a six-year term with the Air Force, where he earned the prestigious Top Grad award and specialized in Flightline Avionics.
A cowboy at heart, Loren grew up in Montana and has returned to the country lifestyle. He spends his evenings and weekends engaged in farm/ranch life with his wife, Lindsay, and their four children: Callie, Enzo, Holland, and Walker. Loren is passionate about all things outdoors, including hunting, camping, skiing, and biking. His time with the Air Force turned him into a bit of a tech nerd, and his tenure with Horizon has developed a refined set of culinary abilities that he frequently puts to work with his family of six.

Drew Geiger

managing partner - Chief Investment Officer

Drew Geiger serves as Horizon’s Chief Investment Officer and is one of the company’s Managing Partners. Since joining Horizon in 2014, Drew has contributed significantly to the growth of Horizon’s assets under management, increasing in value from $900 million to more than $2.75 billion over his tenure. Starting his journey at Horizon as an Asset Manager, Drew played a pivotal role in expanding the Asset Management department, ultimately growing into the role of Vice President of Asset Management and, further, to his current position of Chief Investment Officer. His current responsibilities include oversight of asset management and investment management functions including investor relations, finance, lender relations, cash management, revenue management, and risk management. With a keen eye for strategic opportunities, Drew has successfully managed refinancing transactions exceeding $1 billion in volume and orchestrated property dispositions totaling over $800 million in value. Drew also serves in a critical role on the Horizon investment committee and is tasked with the approval of acquisitions, dispositions, refinances, new construction developments, and other business ventures. Furthermore, he manages Horizon’s captive insurance program and has oversight over capital projects and real estate tax appeals. Drew has also been recognized with Horizon’s prestigious “Above and Beyond” award, which is conferred annually to the company’s most outstanding contributor.

Prior to joining Horizon, Drew gained valuable experience as an analyst at Emeritus Senior Living, the nation’s second-largest senior housing owner and operator, where he was tasked with asset management of the company’s 500+ property portfolio. During his tenure, Emeritus acquired or assumed the management of more than 150 additional properties before ultimately merging with Brookdale Senior Living in a $2.8 billion transaction in 2014. Drew also held previous roles in real estate development with Conformity Corporation and Pursuit Group, boutique urban infill developers based in Charlotte, Drew’s hometown.

Drew graduated with distinction from the University of North Carolina at Chapel Hill with a Bachelor of Science in business administration from Kenan-Flagler Business School, also earning a minor in urban planning. During his college years, Drew also studied abroad at Universiteit Maastricht in Maastricht, Netherlands, completing coursework in the School of Business and Economics. Drew is an avid Tar Heel fan and supporter of the UNC Alumni Association, having served as president of the Seattle Carolina Club from 2012 to 2018.

Drew resides in Kenmore, Washington with his wife, Jenny, and their daughters Carly and Emma. When not analyzing financials or visiting Horizon’s properties, Drew enjoys travel, visiting family and friends throughout the country, cheering on his North Carolina Tar Heels, exploring Washington state’s wineries, and supporting his daughters’ burgeoning sports careers and extracurricular interests.
