Core assets are newly constructed assets with premium locations in desirable markets and generally carry less risk than other asset classes. Due to their broad appeal, Core assets may generate lower yields as institutional investors drive acquisitions prices up and cash flow returns down, but long-term, these assets are buoyed by their quality and location, driving steady appreciation.

CORE-PLUS

Like Core assets, Core-Plus opportunities are well-located properties in markets with positive long-term growth fundamentals. Light capital upgrades and operations improvements may be needed, but properties in this class are generally newer and don’t require significant renovations to increase income and value. This makes Core-Plus opportunities a middle ground both in terms of risk and potential upside.

VALUE-ADD

Value-Add investments present higher risk compared to other asset classes, but are well-positioned to increase cash flows through enhanced management and strategic capital improvements. Horizon has a strong track record in this asset class, leaning on our operational expertise to mitigate risk and drive upside for both income and value growth.

DEVELOPMENT

Horizon applies the same investment discipline and acumen that has led to outsized returns in acquisitions to our Real Estate Development channel. To date, Horizon has completed four ground-up new construction developments and two additional projects are currently under construction. Our emphasis on quality construction in highly desirable development sites enables us to achieve market-leading rents and consistently high occupancy.

Horizon has recently launched its very own ground-up development platform. Our first in-house development, The 446 in Pullman, WA, opened in August 2019 and is currently more than 97% occupied. Additionally, construction is underway on The Flats at Chase, a 228-bed community in Eugene, OR, and C Street Suites, a 40-bed student housing Project in Pullman, WA. We see tremendous value in the ability to leverage our proven track record of management excellence with our own ground-up development channel.

Horizon began its ground up development platform in 2017–Leveraging our expertise in property and asset management. We focus most projects on expanding secondary and tertiary markets with favorable supply-demand ratios, often near Tier-1 Universities. Our projects lead the market in sustainability and design. We strive to be the most eco-friendly, highest-end product, to separate ourselves from the competition. The team is expanding and adding expertise in all core areas of the development process, from design through entitlements, construction management and lease-up. New development has rapidly become another core competency of HRA.
